CPF interest rates 2026: 2.5%, 4% and the extra interest
The 4% floor on CPF Special, MediSave and Retirement accounts has been extended to the end of 2027. The rates, the extra interest and how to earn more.
Your CPF savings earn interest set by the government, with guaranteed minimum rates that make CPF one of the safest places to grow retirement money in Singapore. For October to December 2026 the CPF interest rates are unchanged. This guide explains the CPF interest rates for 2026, how extra interest works, the retirement sums, and practical ways to earn more on your CPF savings.
CPF interest rates for 2026
The Ordinary Account (OA) earns 2.5% a year, which is its guaranteed minimum. The OA is mainly used for housing, education and approved investments.
The Special, MediSave and Retirement Accounts earn 4% a year. The government has extended the 4% floor for another year, to 31 December 2027, so these accounts will keep earning at least 4% even if market rates fall.
The HDB concessionary loan rate is 2.6%, which is 0.1 percentage point above the OA rate. That link matters for anyone deciding whether to use CPF savings or cash for a flat.
How CPF interest rates are set
The OA rate is based on the three-month average of major local banks' interest rates, subject to the 2.5% minimum. The rate for the Special, MediSave and Retirement Accounts is pegged to the 12-month average yield of 10-year Singapore Government Securities plus 1%, subject to the 4% floor. Rates are reviewed every quarter, but the floors have kept them steady for years.
Extra interest on CPF savings
On top of the base rates, members earn extra interest. Members below 55 earn an extra 1% on the first S$60,000 of their combined balances, with only up to S$20,000 of the OA counted. Members aged 55 and above earn an extra 2% on the first S$30,000 and an extra 1% on the next S$30,000, again counting up to S$20,000 of the OA. Extra interest earned on OA money goes into your Special or Retirement Account, so it supports retirement rather than housing.
For example, a 40-year-old with S$20,000 in the OA and S$40,000 in the SA earns 2.5% plus 1% on the OA, which is S$700, and 4% plus 1% on the SA, which is S$2,000, for a total of S$2,700 a year.
Retirement sums for 2026
For members turning 55 in 2026, the Basic Retirement Sum is S$110,200, the Full Retirement Sum S$220,400 and the Enhanced Retirement Sum S$440,800. When you turn 55, your Retirement Account is created and savings from your Special and Ordinary Accounts are transferred to it up to your retirement sum. This money then provides monthly payouts through CPF LIFE from your payout eligibility age.
When interest is credited
CPF interest is calculated monthly but compounded and credited to your accounts once a year, at the end of December. Money paid in during a month generally starts earning interest from the following month, which is worth remembering when you plan top-ups or transfers.
Ways to earn more CPF interest
Top up your SA or RA with cash. Cash top-ups earn 4% plus any extra interest and also qualify for tax relief within the annual limits, which makes them attractive for higher earners.
Transfer OA money to the SA. If you are below 55 and do not need OA savings for housing, you can transfer them to the SA to earn 4% instead of 2.5%. The transfer cannot be reversed, so think carefully if you may buy a home later.
Start early. Because CPF interest compounds, contributions made in your 20s and 30s have decades to grow. Even modest top-ups early on can make a large difference by 55.
